3 ½ rooms apartment

The apartment on the 2nd upper floor with **80 m² of living space** is available to rent from 01.10.2026. **Location and surroundings:** The apartment is located in a _quiet location_ – it is pleasantly still both during the day and at night. In summer, the apartment benefits from **lots of sunlight**. Lake Zurich as well as the Thalwil train station are in the immediate vicinity. * **Badi Ludretikon/ Parkanlage mit Einstieg in den See** reachable in <1 walking minutes * **Bahnhof Thalwil:** reachable in 9 walking minutes * **Fähre Thalwil (See):** reachable in 12 walking minutes We have lived in this beautiful and affordable apartment for the last three years. We had a very good time and are moving to enlarge our space. The apartment is located in the quiet district of Ludretikon, which is close to the lake but also close to the train station. The living room with the view of the lake from the armchair and living room table is the best part of the apartment; in summer, it feels like being in a holiday apartment by the lake. The bedroom is large with access to the balcony. The third room was used by us as a guest room. The apartment is not renovated, there is no parking space, however, free parking spaces can always be found on the Seestrasse. There is a separate cellar compartment, with a shared washing machine in the cellar. The hallway can be used for storing shoes. We are looking for a replacement tenant for our extraordinary termination as of 30.09.2026, for this reason, no other date is available. We will offer viewing appointments in the evenings in the following weeks. Pets are not allowed. A sale of the house by the owners is being discussed in the medium term in 2-4 years, there are no concrete plans. We will only respond to inquiries where it is evident that the financial means to pay the monthly rent are available.
