In a quiet and at the same time central location at Friedhofweg in Eglisau, this 310 m² large plot offers an attractive starting point for an individual real estate development. Since the legally binding rezoning in September 2025, the entire plot has been located in the core zone C. An underground garage was also presented in the study as a possible option. The perspective representations show a modern, staggered building structure with generous terraces, extensive glazing, and an architectural use of the sloping terrain. This gives interested parties a vivid impression today of how high-quality living, attractive outdoor spaces, and contemporary architecture could be combined at this location. During further project design, particular attention must be paid to the harmonious integration into the established townscape. Roof shape and roof pitch must be coordinated with the neighboring old buildings. At the same time, core zone C offers interesting design leeway: two roof structures in the form of gable dormers or shed dormers are permitted.

Other forms of roof structures can be examined within the framework of the specifications applicable to core zone C and subject to official approval. This offers the possibility of developing an independent and at the same time locally compatible architecture. The combination of a quiet and central location, clearly regulated legal relationships, versatile use possibilities, and an already existing architectural project idea makes this plot an interesting opportunity for private clients, architects, and investors who wish to realize a compact real estate project with an individual character.
