Rental period: 02.01.2027 to 31.12.2027 (12 months, fixed term). The apartment is only rented for the entire period. An earlier or later start of the lease is not possible.
The apartment
The bright studio is located on the 1st floor of a historic, listed old town building that was carefully renovated in 2021. Living and sleeping area approx. 24 m2, shower/WC approx. 4 m2, total approx. 25 m2. Herringbone oak parquet, coffered ceiling, lacquered wood paneling, and three windows facing the old town give the room its character.

• Fully furnished: double bed, sofa, dining table with chairs, desk, wardrobe, TV
• Inventory: bed linen, duvet, pillows, towels, dishes, cutlery, pans
• Modern kitchenette with oven, hob, and extractor hood
• Shower/WC with glass shower cabin and heated towel rail
• Shared use of lobby, garden seating area, and laundry room

Location
In the middle of the Zuger Altstadt. Lake promenade, restaurants, and shopping facilities are reachable within a few minutes' walk, Zug station is within walking distance.
Rent and service charges

• Rent: CHF 2360.33 per month, incl. heating and service charges, full furnishing and use of inventory
• Electricity and fiber-optic internet: separate monthly advance payment, settlement after the end of the lease based on actual consumption
• Cleaning is not included in the rent and can be separately arranged upon request
• The radio and TV fee (Serafe) is not included
• Security deposit: Private individuals 3 months' rent (CHF 5346.99) in a rental deposit account. Companies as contracting partners: no cash deposit if full contractual liability is assumed by the company.
• The rent is based on the currently valid main rent. Legally effective changes to the main rent can be taken into account according to legal requirements.

Occupancy: 1 person, non-smoker, no pets. Subletting subject to the landlord's consent.
