Room in a shared flat

Hoi zamme,
Ich bin Felix und möchte aus meiner 4,5 Zimmerwohnung eine WG machen.
Ich bin 41, arbeite als Ingenieur und in meiner Freizeit bin ich sehr viel Outdoor unterwegs, ob in den Bergen zu Fuss, mit Velo oder am Skitouren im Winter.

Lage
2 Minuten Fussweg ist eine Busstation entfernt und 5 Minuten Fussweg ist man bei Zentrum Witikon, wo es Einkaufsmöglichkeiten gibt. Mit dem Bus braucht man 22 Minuten zum Zürich HB.

Zur Wohnung
Die Wohnung liegt Parterre besitzt ein Badezimmer und ein seperates Klo. Wie du auf den Fotos siehst, habe ich einen grossen Balkon, wo du gerne deinen grünen Daumen ausleben kannst.
Du kannst eine Garage dazu mieten, wenn gewünscht. Weiter haben wir 2 Gästeparkplätze. Es gibt kein Reduit, dafür einen geräumigen Keller.

Zum Zimmer
Aktuell habe ich ein Gäste-und Arbeitszimmer. Das Arbeitszimmer ist etwas grösser und kann zu deinem Zimmer gemacht werden. Es ist ca 15m2 gross.
Du kannst das Gästebett übernehmen, kannst aber auch deine eigenen Möbel mitnehmen wenn du möchtest. Kaution wären 2 Monatsmieten.
Einzugstermin ist ab Oktober.

Wen ich suche
Mein/e MitbewohnerIn sollte berufstätig und mindestens 25 Jahre alt sein. Ich lege Wert auf Sauberkeit&Ordnung.

Besichtigungen sind leider erst ab Sa, 12.9 möglich. Wir können aber davor schon ein Kennenlerngespräch führen.
Wenn dich die Wohnung interessiert, würde ich mich über paar Sätze zu Dir freuen.

Hello,
I'm Felix, and I'd like to turn my 4.5-room apartment into a shared apartment.
I’m 41, work as an engineer, and in my free time I spend a lot of time outdoors—whether hiking in the mountains, biking, or ski touring in the winter.

Location
It’s a 2-minute walk to a bus stop and a 5-minute walk to the Witikon center, where you’ll find shopping options. It takes 22 minutes by bus to Zurich Main Station.

About the Apartment
The apartment is on the ground floor and has a bathroom and a separate toilet. As you can see in the photos, I have a large balcony where you’re welcome to put your green thumb to work.
You can rent a garage if you’d like. We also have two guest parking spots. There’s no storage room, but there is a spacious basement.

About your Room
Currently, I have a guest room and a home office. The home office is slightly larger and can be converted into your room. It’s about 15 m².
You can use the guest bed, but you’re also welcome to bring your own furniture if you’d like. The security deposit is two months’ rent.
Move-in is available starting in October.

Who I’m Looking For
My roommate should be employed and at least 25 years old. I value cleanliness and tidiness.

Unfortunately, viewings aren’t possible until Saturday, September 12. However, we can have a preliminary conversation before then.
