The sloped-ceiling trade-off

The angled ceiling that gives an attic its character also eats into usable floor space, so a listed square-meter figure can be misleading: a ceiling height that looks generous on paper might only leave standing room across half the room. Summer heat is the other thing worth asking about. A top-floor flat under an uninsulated roof can run considerably warmer in July and August than the same size flat two floors down, so check whether the roof has been insulated or if there's shading or ventilation built in before you commit to viewing.
